01 — Leaks

Where do roof leaks usually start?

Most roof leaks start where something breaks through or joins the roof: pipe boots, flashing at chimneys and walls, valleys, and skylights. Open stretches of healthy shingles leak far less often.

Water also travels. It can enter at a pipe boot, run along a rafter, and drip onto your ceiling several feet away, which is why patching directly above the stain often fails. We trace the path from the attic and the roof before recommending a fix.

02 — Shingles

Can missing or lifted shingles be repaired?

Yes, in most cases. If a storm pulled off or lifted a small number of shingles and the rest of the roof is in good shape, we can replace or reseal the damaged ones.

Shingles are held by nails and a seal strip. Once high wind breaks that seal, a shingle can flap, crease, and tear loose, even if it looks flat from the ground. A creased shingle has to be replaced, not glued back down.

On older roofs, nearby shingles can be brittle enough to crack when lifted, and new shingles may not match faded ones exactly. We will tell you about both before starting. If hail was involved, compare what you see with our guide to signs of roof hail damage.

03 — Flashing and pipe boots

How are flashing and pipe boot leaks fixed?

The failed part gets replaced. Smearing caulk or roofing cement over a cracked boot or loose flashing might stop a drip for a while, but it rarely lasts through a Kentucky winter.

A pipe boot repair means lifting the shingles around the vent, installing a new boot, and working the shingles back over it so water sheds past. Flashing at a wall or chimney is layered with the shingles, so doing it right means lifting them, replacing the metal, and resealing.

For reference, our Kentucky roof replacement cost guide lists $200 to $600 for new step flashing and pipe boots as part of a full replacement. A stand-alone repair is priced after we see the roof, since access and damage vary.

04 — Repair or replace

Should I repair or replace my roof?

Repair when the problem is isolated and the roof has useful life left. Replace when damage is widespread, the shingles are near the end of their 25 to 30 year lifespan, or leaks keep showing up in new places.

When both options are reasonable, we price both and let you decide. If replacement is the right call, see our roof replacement page for London, KY. If you are weighing materials, our metal roofing page compares metal with shingles.

05 — Leaking right now

What should I do if my roof is leaking now?

Protect the inside of the house first, then get the roof covered. Do not climb onto a wet or storm-damaged roof yourself.

  1. Catch the water and move furniture, rugs, and electronics away from the drip.
  2. If a ceiling is bulging with water, keep everyone out from under it.
  3. Take dated photos of the stain, the attic, and any roof damage visible from the ground.
  4. Call our 24/7 storm line at (606) 401-9922 for emergency tarping.
  5. If a storm caused the damage, contact your insurance company to start a claim.

You file the claim. We inspect, document the damage with dated photos and measurements, write an estimate, and can attend the adjuster's inspection. Kentucky law does not allow roofing contractors to negotiate a claim for you or to pay, waive, or rebate your deductible. Roof Repair — FAQ

Roof repair questions, answered.

How much does roof repair cost in London, KY?

Roof repair cost in London and Laurel County depends on what failed, how much of the roof is involved, the pitch, and whether the decking underneath is damaged. A cracked pipe boot is a much smaller job than rebuilding flashing around a chimney or replacing a section of rotted decking. For reference, replacing decking typically runs $80 to $120 per sheet in southeastern Kentucky. Pro4mance Roofing & Home Improvements does not quote repairs over the phone, because the source of a leak is often not where the stain appears. We inspect the roof for free and give you a written price before any work starts.

Will homeowners insurance cover a roof leak repair in Laurel County?

Insurance may cover a roof leak repair in London and Laurel County when a sudden event caused it, such as hail, high wind, or a fallen limb. Leaks from normal wear, old age, or lack of maintenance are generally not covered. The homeowner files the claim with the insurance company. Pro4mance inspects the roof, documents the damage with dated photos and measurements, writes an estimate, and can attend the adjuster's inspection. Under Kentucky law, a roofing contractor cannot negotiate the claim on your behalf or pay, waive, or rebate your deductible. If the storm was recent, call quickly so the damage can be documented and the roof tarped.

Can a roof be repaired in winter in London, KY?

Yes. Roof repairs and emergency tarping can be done in London and Laurel County during winter whenever the roof is dry and safe to walk. Cold weather does change the details. Asphalt shingles rely on a seal strip that bonds with warmth from the sun, so shingles installed in cold weather may need to be hand-sealed with roofing adhesive. Frost, ice, and snow make roofs dangerous, so some repairs wait for a clear, dry day, with a tarp protecting the home in the meantime. Winter is also when ice dams show up, and those often call for attic ventilation work in addition to a shingle repair.
